Graham + Sibbald were appointed to engage with a new landlord that had purchased three properties in Lanark, Larkhall and Lesmahagow as a portfolio. Although separate, the properties were business related and there was clear redevelopment potential for the largest unit.

We engaged early with the landlord in an open discussion which was realistic from the outset. Our aim was to achieve an outcome which would benefit both Dignity and the new landlord, so we undertook a number of property inspections, lease examinations, local market analysis and negotiations.

Negotiations were successfully concluded and we agreed extended lease durations on behalf of the client in return for an incentive package which allowed investment in each of the three properties. As part of the negotiation, one of the properties was looking to seek permission for demolition of part of the building which was unused. This brought in our Building Surveying team to advise which reduced our client’s ongoing maintenance costs.
