Following a standard tender process, Graham + Sibbald were instructed by Charles White Limited to carry out Reinstatement Cost Assessment (RCA) reports for a large portfolio of residential developments.
In the tendering stage, our team issued a template and detailed the structure of how they would carry out the RCA surveys to ensure that they would meet the client’s requirements.
Approach
Our team’s first step was to set out a template report for each residential development. This streamlined the whole process and was essential given the timeframe to turnover the extensive amount of reports required.
Once the team had a template set up for each development, they split up the developments in terms of location, enabling them to carry out multiple surveys in quick succession i.e. visiting all the Perthshire developments in one day.
At their peak, the team were able to undertake circa twenty surveys a week.
Key Challenges
The biggest challenge our team were faced with was the time constraint, given the large number of reports that were required to be turned around within the given timeframe.
The wide array of development construction types was also a key challenge as not all the developments were the same. This led to increased investigations into BCIS for these different developments.
Not all of the properties had measured floor plans or any previous information. These surveys in particular were much more time consuming and required input from additional team members to pull together.
Results
Our team were able to meet their client’s demands, all within the agreed timeframe. As a result of this, they were able to secure a further portfolio of developments which also require Reinstatement Cost Assessments in the near future.
Key Message
In order to work in the most productive manner to meet deadlines and set goals, it was crucial for our team to organise and prioritise their workload efficiently. By ensuring that they targeted all the developments within key areas across Glasgow, Edinburgh, Fife and Perth, they were able to take on the highest number of surveys possible within the least amount of time.
