Defect Analysis at Primary School in South Ayrshire

South Ayrshire Council had concerns with the quality of a retaining wall formed around a new carpark. Graham + Sibbald inspected the wall and reviewed all relevant contract documents, British Standards, Eurocodes, and workmanship requirements to allow preparation and issue of Defects Analysis Report.

KEY CHALLENGES

Our Team had to overcome the time restrictions imposed for this defect analysis and report, the reviewing of extensive relevant standards, and table discussions involved with both sides of the project to agree on the scope of remediation works.

APPROACH

The Team discussed project concerns with the client, assessing progress between parties to date, and reviewed works on site to determine a route forward that would prove fair to all parties involved.

SERVICES PROVIDED

Our Team progressed a difficult contractual situation, being able to reach the point that there was a fair agreement between all parties.

ADDED VALUE

Our solid understanding of the client’s brief and requirements, understanding of the main contractor’s stance and desire to push back on necessary works to come up with a mutually acceptable route forward.

OUTCOMES + RESULTS

Prior to our involvement, the wall didn’t meet technical standards or H&S requirements, had issues of structural deviation from the employer’s requirements and have significant issues of aesthetics.

The main contractor accepted all of the deficiencies highlighted in our report and agreed with our client to undertake and complete all remediation works.
