Office Fit-Out Scheme to Suite 1A Burlington House, Liverpool

Graham + Sibbald were appointed to revitalise a large vacant suite within Burlington House, a multi-storey office building in Crosby, Liverpool. This vacant suite, had recently been vacated following a relocation of the previous tenant, with the existing finishes old and outdated, thereby requiring a complete transformation to meet modern tenant needs and attract smaller businesses seeking flexible office facilities.

The project involved the full strip-out and refurbishment of a single-floor office space, reconfiguring it into four modern office suites, each equipped with independent facilities. Our expertise as the lead consultant enabled us to oversee the project seamlessly, ensuring all client objectives were met while navigating challenges with flexibility and agility.

APPROACH

G+S provided end-to-end project management, leveraging our in-house expertise and extensive skill sets, which included, but were not limited to;-

Design & Specification of the works

Pre-Contract Services to include a tender analysis report and a 2-stage tender process, to identify the best return from time, cost and quality perspectives.

Contract Administration Services

Administering the JCT Contract to ensure industry leading protection was afforded to both the Client and the Contractor throughout the construction phase of the project.

Project Management Services

Ensuring the project was managed according to the client brief, programmes were adhered to and quality standards were maintained.

The result was a modernised office space suitable for a wide range of potential new tenants. Data provisions were adapted ready for a plug and play approach, allowing a seamless integration for the new tenant(s).

Undertaking weekly progress visits and chairing fortnightly meetings to keep the client updated throughout the project, who trusted us to operate on their behalf and at distance.

KEY CHALLENGES

Working within a live building environment presented challenges with existing tenants regarding noise and disruption, however good communication with building management, neighbouring tenants and the Main Contractor  ensured tenants could continue their daily operations without any inconvenience.

Additionally, the installation of rooftop air conditioning units required careful coordination of crane lifts and permit applications, all efficiently managed by the contractor and the project team to ensure a smooth and streamlined process.
