Project Management, Design and Cost Control Services, Loch Lomond

Graham + Sibbald (G+S) were appointed to  provide architectural, project management and cost control services  in connection with a proposed extensive refurbishment of a hostel property located in a prominent but remote site on the east side of Loch Lomond

Rowardennan Hostel, formerly known as Rowardennan Lodge, is operated by Hostelling Scotland, having previously been gifted by a benefactor.  The property contains numerous letting rooms, with associated kitchen and common breakout facilities, as well as staff accommodation. The site is a popular stop off point for walkers and hikers given its picturesque location and immediate proximity to the West Highland Way.

APPROACH

G+S were tasked with assessing the existing property layout and operation, preparing options regarding alteration and enhancement, obtaining required consents and progressing the project forward to deliver the proposals, providing significantly enhanced facilities for customers on conclusion.

SERVICES PROVIDED

Some of the key services provided during the instruction are:

  • Initial survey and inspection of property including full measurement to prepare existing drawings
  • Design development to modify and improve customer facilities to common areas
  • Engagement with sub consultants to complete necessary skillsets to deliver the overall design
  • Lodgement of the necessary applications with the local authority departments
  • Preparation of tender documents and implementation of a competitive exercise to achieve best value
  • Project monitoring of the works on site to ensure compliance with restricted timeframe, and delivering to the highest quality of workmanship
  • Cost control of the project to ensure delivery within the allocated budget
  • Handover to the client to achieve re-opening to the public given the full orderbook including longstanding celebratory events

RESULTS

The refurbishment of the property, providing significantly modernised and enhanced facilities, has been well received by patrons in the first season of operation since completion.
