Re-Instatement Cost Assessment

Graham + Sibbald (G+S) were appointed to provide advice in connection with a re-instatement cost assessment of a historic public house and office premises in Central London. The Public House is of considerable historical interest as extracted :-

“ALDGATE HIGH STREET, EC3 1. 5002 (South Side) No 47 (Hoop and Grapes Public House) TQ 3381 SE 12/385 4.1.50. Probably late C17 Timber framed building of similar appearance to No 46. Ground storey with sash window flanked by doorway under pentice roof – partly old. 2 carved posts at entrance perhaps C17. Large, irregular rear wing, partly rendered and partly boarded. Nos 46 and 47 belong to a type of building once common in London but now very rare. Listing NGR: TQ3373081234”

APPROACH

G+S were tasked with a full measurement of all areas of the joint demise to accurately split out the various iterations and additions onto the main original historic public house property.

  • Full assessment of differing areas of the demise for different historical time periods
  • Assessment of re-building rates for differing forms and ages of construction
  • Compilation of RCA report and recommendations for value for Re-Instatement assuming total loss

Since reporting the Client has been able to re-insure the entire property as one entity with the comfort of having an accurate breakdown of each areas specific features and construction types.
