Valuation Services for Banks O’Dee Football Club

Graham + Sibbald were instructed to conduct a valuation for account purposes for Spain Park located on Abbotswell Road, on behalf of Banks o’Dee Football Club. A full inspection took place on the 13th of February 2025. The inspection included creating site drawings with measurements and gathering relevant information such as the condition of the property.

APPROACH

The subject is a specialised property as it is a football stadia with gym spaces and offices connected. Within the main property there are multiple gym areas, a sport hall, saunas and a modern all weather football pitch with spectator stands.

Main Building & The Football Stadia

The valuation was split into two. The building and the land have been valued separately by using the Depreciated Replacement Cost (DRC) method. After the remaining economic life of each section was gathered from the inspection and the modern equivalent assets were calculated a DRC was prepared prior to the report. In order to properly value the football pitch and the stands, BCIS was able to provide a range of costs.

Telecom Masts

The leases for the telecom masts were provided by the landlord who are Banks o’Dee Football Club. The two different telecom masts were valued using the Fair Value Method

KEY CHALLENGES

The main challenge for this instruction was that the subject is a specialised property and there was a lack of comparable when valuing the land.  There were considerations surrounding the location as the subject has more of a back lying position in local area.

OUTCOMES

Once the relevant information was collected. An in-depth valuation report was prepared and issued to the client.
