The Former Netherplace Works site is located within a semi-rural setting to the west of M77. The M77 is elevated above the site and runs along the eastern periphery. The field to the north of Netherplace Works is undulating farmland which is bounded by it's north side by Aurs Road and the M77 to it's east. The Capaelrig Burn runs through the north part of the site. The site comprises Brownfield land formerly occupied by Netherplace Old Dye Works. Newton Mearns and the largest town in East Renfrewshire. Newton Mearns is located eight miles to the south of Glasgow City Centre and was developed around the original Ayr Road (A77) which runs through it. The vast majority of Newton Mearns and surrounding areas is developed from the 1930's onwards in mainly low density, low rise quality housing. In the latter part of the 20th Century the development of The Avenue Shopping Centre, together with significant amounts of housing to the west of the A77 in Crookfur took the population to almost 30,000 at the time of the 2022 Census. The Avenue Shopping Centre has a number of national retailers including Asda, Marks & Spencer, Boots and Next. The general area remains affluent and an attractive place to live, particularly in respect of the quality of housing and education.
