Rutland County Council has launched a new Call for Sites as it begins preparing a new Local Plan covering the period 2026–2046, presenting a significant opportunity for landowners to promote land for future development.
The Council is seeking submissions from landowners, developers and other interested parties to identify land that could accommodate new homes, employment uses, community facilities and supporting infrastructure. The Call for Sites closes at 4.00pm on Friday 31 July 2026, and any sites submitted in previous exercises must be resubmitted to be considered.
This new plan is being prepared following changes to national planning policy introduced in December 2024, which increased Rutland’s annual housing requirement from 123 dwellings per year to 269 dwellings per year. Although the Council’s current Local Plan remains under examination and is expected to proceed to adoption following Main Modifications, the new housing requirement means that Rutland must immediately begin preparing a replacement plan capable of delivering substantially more homes over the next two decades.
The increase in housing need represents one of the most significant changes to planning policy in Rutland for many years. To meet the revised target, the Council will need to identify additional land for development, making this an important opportunity for landowners whose land may previously have fallen outside the scope of earlier Local Plan allocations.
Submitting land through the Call for Sites does not guarantee that it will be allocated for development. However, it is an essential first step in ensuring that land is assessed through the Council’s evidence base and considered as part of the site selection process. Sites that are not promoted now are unlikely to be considered for allocation later in the plan-making process.
